Buy property in Spain
Any foreign buyer, whether resident or non-resident, can purchase property in Spain with no restrictions. On its own, it doesn’t grant residency rights – Golden Visa was abolished in 2025. The essentials you’ll need:
- NIE (Número de Identidad de Extranjero) – Tax ID number for foreigners, required for all financial and legal transactions, including property deeds, bank accounts, and utilities. Not a residence permit. Can be applied for at a consulate in your home country as well as in Spain.
- Spanish bank account – You’ll need it for taxes, fees, and utilities.
- Independent Lawyer – A person that represents your interests, not the seller’s, for verifying ownership, outstanding charges, and hidden defects.

Step-by-step buying process
- Set your budget. Account for the purchase price, taxes, legal fees and other acquisition costs.
- Find a property. Search listings, compare options and arrange viewings.
- Obtain your NIE and arrange financing. Complete the identification requirements and secure mortgage approval if needed.
- Conduct due diligence. Appoint an independent lawyer to check ownership, charges, planning status, community debts and relevant property documentation.
- Agree the terms. Negotiate the price and review any reservation agreement or contrato de arras, including the deposit and withdrawal conditions.
- Complete the purchase. Transfer the funds and sign the public deed (escritura pública) before a notary, in person or through an authorized representative.
- Pay taxes and register ownership. Complete the applicable tax formalities and register the deed with the Land Registry (Registro de la Propiedad).
- Arrange post-purchase formalities. Transfer utilities, arrange insurance and account for ongoing property costs and tax obligations.
The process typically takes several weeks to a few months, depending on financing, documentation and due diligence.

Move to Spain
Moving to Spain involves choosing the appropriate legal residency route, arranging accommodation, and completing the necessary administrative formalities. The right pathway depends on your nationality, purpose of stay, financial means, employment situation, and family circumstances. EU/EEA and Swiss citizens generally benefit from simpler procedures, while non-EU (US, Canada, UK, Australia etc.) citizens must qualify for a specific visa or residence permit, depending on their circumstances. If you are visiting Spain before making the move, keep in mind that visa-free entry or a short-stay Schengen visa generally permits stays of up to 90 days in any 180-day period, subject to the applicable rules. An important consideration is tax residency. If you become a Spanish tax resident, you will generally be taxed on your worldwide income, subject to applicable tax treaties and reliefs designed to prevent double taxation.
Most popular visa routes
1. Digital Nomad Visa
For remote employees and freelancers working primarily with companies or clients outside Spain. Applicants must meet specific professional, income and other eligibility requirements. Freelancers may carry out a limited amount of work for Spanish clients.
Best suited to: Remote workers and eligible self-employed professionals.
2. Non-Lucrative Residence Visa
For people who want to live in Spain without working, supported by sufficient savings, pensions or other qualifying financial means. Applicants must demonstrate that they can support themselves and any accompanying family members.
Best suited to: Retirees and financially independent individuals.
3. Work Visa
For non-EU citizens who intend to take up employment in Spain. The standard employee route generally requires a Spanish employer to obtain the necessary authorization before the worker applies for a visa. Separate routes exist for self-employed professionals and certain qualified workers.
4. Student Visa
For people undertaking eligible studies or training in Spain, including qualifying higher education programs. Applicants must meet the requirements for their chosen course and demonstrate sufficient financial resources and appropriate health coverage.
5. Family Reunification and Family Residence
Certain non-EU citizens can obtain residence in Spain through qualifying family relationships. The applicable route depends on whether the family member is Spanish, an EU citizen or a non-EU resident, as well as the nature of the relationship.
6. Entrepreneur and Highly Qualified Professional Routes
Special residence routes are available for certain entrepreneurs with qualifying business projects, highly qualified professionals, researchers and employees transferring within an international company. Each route has its own eligibility criteria.
